Winter View of Panguitch Lake from Beaver Dam EstatesAsay Creek Ranches features 10-20 acre parcels, located off the Fish Hatchery road that connects the Mammoth Creek road to the 89. Very scenic area, wooded with tall ponderosa and pine and mostly flat land. Seasonal access, power in the area and water by private well.

Beaver Dam Village 
Year round access and utilities available. Many lots have excellent lake or canyon views. Dues $600/yr which includes payments on the year round water system. Trailers restricted. HOA.



















Bryce Woodland Estates
Large, expansive subdivision with some properties offering water, power, and phone. Not plowed in the winter, but to the beginning of the development. Located about 6 miles north of the 14/89 and then east another 4 miles or so. Creek, narrow canyon, scenic pink and white cliffs, and antelope in the area are highlights of the area. Good values, prices begin under $10,000 for some properties. Half acre lots and up. Trailers/RVs permitted in the back units.
 

















Color Country Estates
Located at junction of the Mammoth Creek road and highway 14. Year round access, all utilities available. Dues/HOA. Most lots are nicely wooded, some have views of the pink cliffs. Near Pinewoods Resort. http://www.duckcreekridge.com/

Cougar Canyon and Zion Hunting Estates
  More remote developments with seasonal vehicle or atv access. Can be accessed from the North Fork county road or via quads through Skyhaven or Hay Canyon. No utilities. Most lots are wooded with small pine, juniper/cedars, and small oak. Many have nice views of the canyons or even Zion National Park. Lots from half acre to several acres. No CCRS or HOAs; trailers and rvs permitted.
















Duck Creek Pines
Newer development near Color Country and Timber Trails. CCRS restrict building size, trailers. Year round access, all utilities available. Dues $200 year. Most lots are wooded with pine and some aspen. Some back to National Forest. Near Pinewoods resort and ATV trails.

Elk Ridge Estates A large development to the east of Duck Creek featuring oversize lots and chip sealed roads. Year round access and utiltiies. Half acre lots and up in unit 1, lots of 2+ acres in units 2-4. CCRS, HOA. Trailers and RVs not permitted. Many lots have lovely pink cliff views, or views of the castle formation. Known for abundant deer and elk in the area. Horses allowed on certain lots in the various units.















Englestead Estates and Cedar Mountain Area Private land is available on Cedar Mountain, from quarter acre lots to large acreage. Kolob Reservoir is a gem located up right hand canyon about 15 miles from the paved road turnoff from U-14. There are several subdivisions in this area as well, some with views of the water. Seasonal access, propane available. Trailers permitted. Water is hauled in.

Harris Springs
Smaller development of larger lots up to ten acres. Utilities available. Located next to Swains Creek Pines. Level lots wooded with a nice mix of pine and aspen. Trailers not permitted. Year round access.













Hercules and the Red Canyon Area
Located just a mile from Casto Canyon and Lossee Canyon trails in Red Canyon, close to the 89/14 junction. Sevier river borders some lots, many have excellent views of the red canyons. Power in parts of the subdivision, water by private well. Water rights available from $3k per quarter acre foot. Most lots have sagebrush and some have small pines. Great pricing, half acre lots can be bought from $5,000 and up.

























Lost Creek Newer subdivision offers all amenities and year round access. Half acre and up lots, starting in the 50k range. Some back to National Forest. Located just east of Duck Creek Village. Trailers not permitted. HOA dues $200 annually.














Long Valley Estates a
nd highway 89 area north of junction 14  Long Valley estates is located in the valley just 6 miles north of the 14/89 junction and offers a new county water system and power to many lots. Not plowed at this time, though private plowing may be available. Half acre to 9+ acre lots. Lower elevation (about 7000'), vegetation includes small pine, some taller pine, and gambrel oak. Value priced lots in the teens available. Some have views of the colorful cliffs. Trailers permitted, no HOA/CCRs.



















Mammoth Creek Area
Encompasses a number of developments, most are not year round access but have seasonal water systems, power, and phone. Subdivisions include Yellow Pines, Mammoth Creek Estates, Big Pines, Aspen Highlands, River Forest, Tommy Creek, and Creekside Estates. Lots are half acre to 2 acres, some border Mammoth Creek. Trailers permitted in some areas. HOA is voluntary, $50 annually.






Mammoth View Ranches feature 10-20 acre parcels. No dues, but there are CCRs, requiring a minimum of 1000 sf cabins. Trailers are permitted seasonally. Some lots back national forest, most are wooded with pine and ponderosa. Located about 2 miles off the Fish hatchery road. Power in the area, water by private well.










Meadow View Heights  http://www.meadowviewheights.com/ Located right above the meadow in the 'village', this subdivision features year round access, water, and power. Some lots back to Dixie National Forest. CCRS, HOA. Most lots are about a half acre, some larger lots in unit F. Adjacent to Lost Creek and Movie Ranch. Some units allow trailers/rvs, some do not. Please refer to the owners site and/or CCRs for clarification.




 











Millet/Silvan Canyon area Small subdivision and small acreages in this more remote canyon area. Accessed from the North Fork Couny road. No utilities, but lots of good scenery. Excellent canyon views from some of the acreage. $18,000 for 10 acres currently available. Seasonal access, good dirt road. Trailers and RVs ok.








Mirror Lake Located just east of the 'village', this is a year round area with all utilities. No HOA dues. Trailers permitted seasonally. Mostly half acre lots. Year round access.






Movie Ranch and Movie Ranch South
Located in the heart of the "Village", this development encompasses properties on the south and north side of highway 14. Year round access, utilities available. Some lots have nice meadow views, some have distant pink cliff views. Mostly half acre lots. This view is of 'the village' stretch that includes businesses along the 14. Year round access and utilities available. Trailers and RVs may be permitted.


















Navajo Lake Estates
Very pretty, higher elevation lots a couple miles south of Navajo Lake. Most lots are a half acre with some larger lots. Nice mix of pine and aspen; many lots have views of Zion or the pink cliffs. Water has to be hauled in, propane available. No powe, seasonal access. While there are no private parcels on the lake, the Forest Service does have a lease area with Navajo Lake Lease cabins that are sometimes available for sale. These are 20 year leases, seasonal water available. Lots start in the low teens, cabins under $100k.














North Fork Estates and North Fork Area
Large development (300+ lots) about 14 miles south of the pavement at the Navajo Lake turnout. Some border small creek, many have nice pink cliff views. Unit 1 North Fork has acreage up to ten acres, unit 2 has smaller lots. Many are nicely wooded with gambrel oak, aspen, small and larger pine. Seasonal access, no utilities. Located about 13 miles south of the pavement at the Navajo Lake turnout.

















Panguitch Lake area
encompasses a variety of developments. Seen here is the Pine Drive/Clear Creek canyon area. Lovely wooded and meadow lots available. Some are seasonally accessible, some are year round. Call me and tell me what you are looking for and let's find it.


















Paunsaugunt Cliffs
This area is located along highway 89, about 2 miles north of Hatch. Features chip-sealed roads, all utiliites. Lots up to 3 acres. Wooded with primarily smaller pine and sage, many lots have views of the Sunset Cliffs, or pink hoodoos that are on the backside of the Bryce area. CCRS, dues. Horses permitted. No trailers.











Ponderosa Ranch Small development about 2 miles east of Swains Creek. Half acre to 3/4 ac lots. No HOAs or Dues. Private plowing needed for year round access. Some lots back forest service and are close to trails. No horses permitted.








Ponderosa Villa/Strawberry Valley 
Year round access and all utilities available here. Many lots have great views of the pink cliffs, or the meadow, or both. Many are wooded with pine and aspen, some are meadow lots. Private airstrip. Most lots are half acre, some are larger up to 2.5 ac. Large 10 ac meadow lot also available.  Dues are $50 voluntary. Antelope are frequently seen in this area.
















Sky Haven and Muddy Creek area One of the most scenic areas with dramatic views of Zion and the pink cliffs from many lots. Lot size ranges from a half acre to almost 12; large acreages surround the development and are sometimes available for sale. No CCRS/HOA. Seasonal access, water hauled in. No power, some cell coverage. Wooded with everything imaginable including some maple and small oak. Lots of wildlife in this more remote area. Prices start in the low teens for 5 acres. Rugged roads, not recommended for trailers.

















Spencer Cliffs Smaller development with seasonal water system and deeded water rights. Located in a lovely canyon just north of Glendale. Power close by, telephone available. Most lots are at least an acre, many have views of the pink hoodoo cliffs that the canyon culminates in. Prices from about $15,000. Could be year round accessed with private plowing agreement. Informal HOA with voluntary dues of $50/yr toward maintaining the seasonal water system. Spencer Bench area is on the other side of highway 89. 
















Spencer Bench
area features 10 acre parcels, wooded with small oak, smaller pine, and ponderosa. Water is by private well, power is in the area. Private plowing is needed for winter access. Located just east of the old KOA north of Glendale, on the east side of the 89. Some parcels feature spectacular views of the pink cliffs.
























Stevens Canyon
is just off the North Fork/Navajo Lake road, about 14 miles south of the paved road at mile marker 24 off the 14. 10 acre to 126 acres, no CCRS, no dues, trailers permitted seasonally, as are horses. Lovely remote area is not plowed in the winter, water by private well or spring, and power by solar or generator. Great area for those who want to be off the grid or have more acreage. Can be accessed from the south off highway 9 just east of Zion National Park.



















Strawberry Pines  Lovely year round area with utilities available. Most lots at least an acre, some 2.5 and also larger private parcels may be available. Next to Strawberry Valley and Ponderosa Villa.
CCRs prohibit trailers/RVs.




















Swains Creek Pines Large subdivision with lots ranging from about a half acre to 2 1/2 ac. Features that make Swains Creek stand out are stocked fishing pond, bbq and family pavilion, and small craft private airstrip. Trailers/RVs ok. No rental of cabins allowed. Timber Trails is a small development adjacent to Color Country and Duck Creek Pines. Mostly half acre lots. Year round access and utilities available.







Wonderland Vista For the rugged and adventurous, these lots can be accessed off the rim at Zion View Mountain Estates or from the south up Hay Canyon. No utilities are available, water must be hauled in and power would be by solar or generator. Seasonal access, lots from about a half acre to five. Part of the Wonderland Vista subdivision road has been washed out, atv/ foot access to some lots. Most have views of the pink cliffs and are nicely wooded. Perfect for atv'ers and camping! Prices from about $5,000.

For information on final costs and financing for the county water system, please call the Kane County water conservancy at 435-644-3997. Not all lots are hookedup to the system. Power is also available but is currently only in part of the area.


This special subdivision features a forest with mix of aspen, pine, spruce, and manzanita with the occasional ponderosa. Many of the lots, which range from about a quarter acre to five backing to Dixie National Forest, have views of Strawberry Point and the pink cliffs. Some have views of Zion National park as well. Seasonal access at the time.
